Ask most people when the best time to buy or sell a home is, and they’ll usually say spring. But honestly, September has always been one of the months I pay the closest attention to.
By this point in the year, the market has settled into a more realistic rhythm. Buyers are serious, sellers are motivated, and there’s often less noise than there was during the busy summer season.

Woodland is another market I’m watching closely.
Many buyers continue looking there because it offers larger homes, more yard space, and attractive price points while remaining close to Davis and Sacramento.
For some families, it’s the right balance between affordability and convenience.
Every buyer’s priorities are different, which is why comparing both markets often makes sense.
What I’d Focus On Right Now
If I were buying this September, I’d pay close attention to monthly payments, recent comparable sales, and neighborhood trends rather than trying to predict exactly where interest rates will go next.
If I were selling, I’d focus on realistic pricing, professional marketing, and making sure the home creates a great first impression online.
Those are the things that tend to make the biggest difference.
My Take
September feels different.
The market slows down just enough that buyers can think more carefully, and sellers who prepare well have an opportunity to stand out.
I don’t think there’s a perfect month to buy or sell a home.
I think there’s a right strategy for the market you’re in.
And right now, September offers opportunities that are easy to overlook if you’re only paying attention to the calendar.
