
After more than 30 years in real estate, I’ve seen a lot of different markets in Davis.
I’ve seen homes sell almost immediately. I’ve seen buyers compete against each other. I’ve also seen good homes sit because they were priced too high or weren’t prepared properly before going on the market.
If I were a homeowner thinking about selling my home in Davis right now, I wouldn’t try to guess exactly where the market is going six months from now.
I’d focus on what I can control.
First, I Would Look at the Market Honestly
The Davis real estate market isn’t the same market we had a few years ago.
Buyers today are paying closer attention to monthly payments, mortgage rates, condition, and overall value. Mortgage rates have also remained around the mid 6% range recently, which continues to affect what buyers can comfortably afford.
That doesn’t mean there aren’t buyers.
It means sellers need to understand what those buyers are looking for.
If I were selling, I would want to know exactly what similar homes in my neighborhood are selling for today, not what they sold for during the peak of the market.
I Would Price the Home Correctly From the Beginning
This is probably the biggest thing I’d focus on.
I know it’s tempting to start with a higher price and “see what happens.”
But today’s buyers have too much information for that strategy to work consistently.
They can compare homes for sale in Davis, look at recent sales, watch price reductions, and see how long properties have been sitting on the market.
If the price doesn’t make sense, many buyers won’t even schedule a showing.
I’d rather price a home competitively from day one and create interest than start too high and spend the next few weeks chasing the market.
I Would Make the Home Look Its Best
I wouldn’t necessarily spend a fortune remodeling.
Not every kitchen needs to be completely renovated before selling.
Instead, I’d focus on the things buyers notice immediately.
I’d declutter.
I’d take care of obvious repairs.
I’d improve the curb appeal.
I’d make sure the home is clean and bright.
And I’d invest in professional photography and marketing.
A buyer’s first impression often happens online before they ever walk through the front door.
I Would Pay Attention to the Neighborhood, Not Just the House
One of the things I love about selling real estate in Davis is that every neighborhood has its own character.
North Davis isn’t exactly the same as South Davis.
East Davis isn’t the same as West Davis.
Being close to UC Davis, schools, parks, bike paths, downtown, and other amenities can influence what buyers are willing to pay.
That’s why I don’t believe a home should be valued simply by looking at its square footage.
The location matters.
The condition matters.
The lot matters.
And the current competition matters.
I Would Have a Plan Before Putting the Sign in the Yard
Selling a home isn’t something I’d want to figure out after the property is already listed.
Before going on the market, I’d want to know:
What is my realistic market value?
Who is my likely buyer?
What homes am I competing against?
What should I improve before listing?
How should the property be marketed?
And what is my plan if the home doesn’t receive an offer in the first few weeks?
Having those answers beforehand can make the entire selling process much less stressful.
I Wouldn’t Try to Time the Market Perfectly
This is probably the hardest part for homeowners.
Everyone wants to know whether prices will be higher next year or whether mortgage rates will come down.
The truth is, nobody knows exactly what the market will do.
What I do know is that real estate decisions are personal.
If you’re selling because you’re relocating, downsizing, moving closer to family, or simply ready for something different, waiting for the “perfect” market may not always make sense.
The right time to sell depends on your situation as much as it depends on the market.
My Advice to Davis Homeowners
If you’re thinking about selling your home in Davis, I wouldn’t start by asking, “Is this a good market?”
I’d start by asking, “What would it take to sell my home successfully in today’s market?”
That’s a much better question.
The Davis housing market is changing, but that doesn’t mean homeowners should be afraid to sell.
It means you need a strategy.
