
One of the questions I’ve been getting lately is whether Davis or Woodland is holding up better in today’s real estate market.
It’s a fair question, especially with so many headlines talking about changing home prices and mortgage rates.
When I look at the numbers so far in 2026, both markets have adjusted, but not by the same amount.
Home prices in Davis are down approximately 6.18% year to date, while Woodland home prices have declined by a more modest 3.31%.
At first glance, that might sound concerning, but I don’t see it that way.
After more than 30 years helping buyers and sellers throughout Davis, Woodland, and Yolo County, I’ve learned that real estate is always changing. Markets move through cycles, and short term adjustments are simply part of a healthy market.
Davis and Woodland Are Two Different Markets
Although Davis and Woodland are only a short drive apart, they attract different buyers and often respond differently to market conditions.
Davis continues to be one of the most desirable communities in Northern California because of UC Davis, highly rated schools, bike friendly neighborhoods, and limited opportunities for new development.
Woodland, on the other hand, offers many buyers the opportunity to purchase a larger home or more land at a lower price point. That’s one of the reasons it’s become increasingly popular with families and buyers looking for more value while staying close to Davis and Sacramento.
Why Are Home Prices Changing?
One of the biggest reasons both markets have softened this year is affordability.
Higher mortgage rates have changed what many buyers can comfortably afford each month. Instead of competing with multiple offers like we saw a few years ago, buyers are taking more time, comparing properties, and negotiating more carefully.
That doesn’t mean buyers have disappeared.
Well priced homes in both Davis and Woodland continue to attract serious interest.
The difference is that today’s buyers expect homes to be priced according to current market conditions, not yesterday’s market.

People often ask me which market is “better.”
The truth is, I don’t think it’s that simple.
Both Davis and Woodland have a lot to offer, and each community appeals to different buyers for different reasons.
What matters most is finding the home, and the community, that fits your needs, not trying to perfectly time the market.
Real estate has always been a long term investment, and both Davis and Woodland continue to be great places to put down roots.
